We frame the cricket, sheet it, and pan it in metal. Half a day of work that removes the problem permanently.
The masonry gets addressed at the same visit, or the flashing is wasted. A cracked crown, open joints in the top few courses, and a missing rain cap all admit water into the flue, where it runs down the inside of the chase and shows up at a ceiling looking exactly like a flashing failure. We repoint, recast crowns, and fit stainless caps. Caulk against a brick face is a three-year detail sold as a permanent one.
If the chimney is unreinforced brick, unused, and cracked through above the roofline, the cheapest permanent fix is often taking it down below the deck and roofing over it. Nobody enjoys hearing that about a period detail, and we do rebuild them properly, but the cost difference is large enough that you deserve both numbers.
